Step by step

Step 1. Check the licence

Search the builder's name or licence number on the QBCC licence register.

  • Look for: a class that covers your work, held by the person or company on your quote.
  • If nothing matches: ask for the licence number in writing and search by number.

Step 2. Match the legal entity

Look up the ABN or ACN on your quote in ABN Lookup and the ASIC registers. It must belong to the licence holder from step 1. Check it in one go with Quote check.

Step 3. Look for suspensions and cancellations

QBCC publishes suspensions and cancellations for the financial year to date on data.qld.gov.au. Each row has a date and a licence class. It has no reason. Each list resets on 1 July; BuilderVet keeps every copy from 1 July 2026.

Step 4. Confirm home warranty cover

Most residential building work in Queensland valued at more than $3,300, including materials, labour and GST, needs Queensland Home Warranty Scheme cover. The contractor takes it out on your behalf, and the premium is paid before work starts (QBCC). Ask for the policy before you pay.

Do the first three in one place

Search any QLD builder free. You see the QBCC licence, the register file date, QBCC suspensions and cancellations, and ASIC and ABN records where linked. Every record shows its source and date.

Frequently asked questions

How do I check a builder licence in Queensland?

Search the builder's name or licence number on the QBCC licence register. BuilderVet also shows the QBCC licence, its classes and the date of the QBCC register file we read.

Does a QBCC suspension mean the builder did something wrong?

Not always. QBCC publishes the date and the licence class, not the reason. Ask the builder why, and check the licence on the QBCC register before you pay.

When is Queensland home warranty insurance needed?

Most residential building work in Queensland valued at more than $3,300, including materials, labour and GST, must have cover under the Queensland Home Warranty Scheme. The contractor takes it out on the owner's behalf before work starts.

Can BuilderVet watch a QLD builder for changes?

Not yet. Build Watch covers NSW builders. QLD records refresh weekly from the QBCC register file.
